The attic is wide open that accommodate a terrestrial antenna for over the air television stations, and allows for easy access to energy recovery ventilator maintenance. The energy recovery ventilator inlet out exhaust lines are easily routed through the attic. The attic is also pre-wired for a pneumatic elevator that may be installed in the future.
Spray Foam Insulation
A conditioned attic is the best way to go for insulation, running HVAC lines, and minimizing the risk of flying embers getting into the attic. This is done using sprayed close- and open-cell foam under the roof sheathing. Not using fiberglass insulation keeps the R-values very high as it may compress over time, along with other benefits.

This allows warm humid air in the wintertime to get into the attic where it can condense onto the bottom side of roof sheathing which can be damaged or become rotted. Warm air in the attic in the winter may also create ice dams due to the warm surface under snow.
Roofs over unvented attics are less likely to be blown off in high winds because the wind cannot readily enter the attic.
A house in a wildfire zone with a conditioned attic is less likely to catch fire from floating embers since there are no soffit, roof, gable or ridge vents for the embers to enter the attic.
In coastal areas, an unvented roof keeps out wind-driven rain and better protects metal connectors in the roof assembly against salt spray and corrosion.
It extend the life of goods in the attic as a result of lower high temperatures in the summer, and higher low temperatures in the winter.
